How does an ICF foundation compare to a standard poured concrete foundation?+

An ICF foundation delivers dramatically better thermal performance than poured concrete — poured concrete has almost no insulation value (R-0.1 per inch), while ICF provides continuous insulation on both faces of the concrete core. The result is a warmer, drier basement that costs significantly less to heat and is inherently more moisture-resistant. Structurally, ICF foundations are comparable or superior to poured concrete when properly designed.

Why choose an ICF pool over a traditional gunite or vinyl liner pool?+

ICF pool shells are monolithic reinforced concrete — they don’t flex, crack or require the constant resurfacing that gunite pools need. Unlike vinyl liner pools, there’s no liner to replace every 10–15 years. The EPS foam insulation reduces water heating costs significantly and helps maintain consistent water temperature. ICF pools are designed for Ontario’s freeze-thaw cycles from the start.

Can ICF be used for a detached garage or workshop?+

Yes, and it’s an excellent application. ICF garages and workshops stay comfortable year-round with minimal heating, reduce road and ambient noise dramatically, and are structurally far superior to wood frame. The premium over wood frame construction is typically modest for these smaller structures and pays back quickly in energy savings and reduced maintenance.

Do ICF foundations require special waterproofing?+

ICF is inherently more moisture-resistant than poured concrete, but below-grade waterproofing is still required and important. We coordinate waterproofing, footing drainage, gravel and sump strategy alongside ICF installation. Doing this properly from the start is what keeps basements dry for decades — not just the first spring.

Can you build only the foundation with ICF and use conventional framing above grade?+

Yes. Foundation-only ICF projects are very common. The ICF foundation terminates at grade and conventional framing continues above. This is one of the most cost-effective uses of ICF — you get a dramatically better basement at a relatively modest premium, and the above-grade build proceeds exactly as planned.

For custom or unusual structures, an initial call is often the fastest way to get to a clear scope and number.
