How an ICF Build Typically Works (in 6 Steps)
Building with ICF doesn’t have to feel like decoding a secret manual. Here’s the usual path—what happens when, what we look for, and where the biggest “save money / avoid pain” decisions show up.

If you have drawings, Step 1 is usually a plan review. If you don’t, Step 1 is getting the right plans (not “pretty plans”).
Plans + Site Reality
Confirm the site constraints (grade, access, septic, well, conservation authority triggers) and make sure the plan is actually buildable with ICF—openings, spans, and structural logic included.
ICF System Decisions
Choose the wall thickness, bracing approach, fastening strategy, window bucks, and key details around ledgers, balconies, and garage transitions (where thermal bridges love to hide).
