Want professional eyes on your ICF plan?

If you’re building in Ontario and you want straight answers on feasibility, budget drivers, and smart ICF details (before you spend money twice), pick one of the options below. We’ll point you in the right direction fast.

Simple process

How an ICF Build Typically Works (in 6 Steps)

Building with ICF doesn’t have to feel like decoding a secret manual. Here’s the usual path—what happens when, what we look for, and where the biggest “save money / avoid pain” decisions show up.

Quick reality check

If you have drawings, Step 1 is usually a plan review. If you don’t, Step 1 is getting the right plans (not “pretty plans”).

STEP 1

Plans + Site Reality

Confirm the site constraints (grade, access, septic, well, conservation authority triggers) and make sure the plan is actually buildable with ICF—openings, spans, and structural logic included.

Goal: no nasty surprises Win: fewer change orders
STEP 2

ICF System Decisions

Choose the wall thickness, bracing approach, fastening strategy, window bucks, and key details around ledgers, balconies, and garage transitions (where thermal bridges love to hide).

Goal: a clean pour plan Win: straighter walls
STEP 3

Foundation “Survival” Package

Dial in drainage, waterproofing, footing drains, gravel, slopes, and sump strategy. In Ontario, basements don’t fail because the membrane wasn’t fancy—they fail because the water wasn’t managed.

Goal: dry basement Win: fewer callbacks
STEP 4

Structure + Floors + Roof

Coordinate the “hand-off” points: floor systems, beam pockets, ledger details, and roof loads. This is where good engineering meets good sequencing so trades don’t fight each other later.

Goal: smooth framing Win: clean inspections
STEP 5

Mechanical + Comfort Design

Size heating and ventilation properly (ICF changes the math). Plan mechanical chases, HRV/ERV layout, and radiant or heat-pump strategy so the home feels balanced—not hot upstairs and chilly downstairs.

Goal: right-sized systems Win: lower operating cost
STEP 6

Finishes + Final Performance

Tie it all together: interior fastening, exterior cladding attachment, window/door detailing, air sealing where it matters, and practical commissioning (so your house performs like it was designed to).

Goal: comfort you can feel Win: fewer “why is this…” moments

Want to skip the expensive learning curve?

If you have drawings, start with a plan review. If you’re early, a ballpark estimate helps set realistic expectations.
