Can you handle multi-unit or larger-scale developments?+

Yes. We’ve worked on multi-unit residential (duplex, triplex, semis, garden suites), small commercial, and phased subdivisions of custom homes across Southern Ontario. Send us the scope and we’ll confirm capacity, timeline fit, and provide a detailed itemized quote. If a project is beyond our scale, we tell you that honestly rather than overcommit.

How do you handle the multi-unit STC 50 requirement under the 2024 OBC?+

ICF passes the multi-unit STC 50 baseline without needing upgrade assemblies. Standard 6" core ICF measures STC 50–52; 8" core measures 52–55. Wood-frame demising walls typically measure 33–38 standard and need resilient channels, additional layers of GWB, and acoustic insulation to hit 50 — cost and labour that ICF avoids entirely. How do you handle change orders and scope changes?+

We document scope clearly upfront — itemized line items, not block-style "from $X" quotes — so change orders are rare. When changes do occur (design revisions, site conditions, added scope), we identify them immediately and provide a written change order with cost and schedule impact before proceeding. No surprises after the fact, no scope creep eating your contingency.

What documentation do you provide before mobilizing?+

Standard: WSIB Clearance Certificate and Certificate of Insurance (typical $2M general liability available; specific limits confirmed pre-contract). For larger projects we also provide a site safety plan, mobilization schedule, and any project-specific compliance documentation your construction lender, lawyer, or Tarion file requires. Tell us your requirements before contract and we’ll match them.

Can you work with our GC or site superintendent?+

Yes — most of our developer work is as a subcontractor within a larger project team. We coordinate directly with your GC, site superintendent, or project manager (whoever is managing the schedule). We adapt to your site communication protocols, reporting requirements, and progress-meeting cadence. We’re comfortable as one trade in a complex sequence.

How far in advance should we involve you?+

The earlier the better. Ideal: design development stage, before construction documents are finalized. At that point we can flag wall thicknesses, beam pockets, ledger anchors, brick ledge geometry, and rebar schedules that an ICF-experienced designer would handle differently. Latest practical: 6–10 weeks before mobilization for foundations, longer for full shells or multi-unit. Earlier saves more.

Which ICF brands do you specify and install?+

We supply and install all major Ontario ICF brands — Nudura, Amvic, Element ICF (the Logix successor since January 2025), IntegraSpec, Fox Blocks, SuperForm, Quad-Lock, and BuildBlock. We can recommend what makes sense for your specific build (block size, web spacing, R-value targets, supply availability), or install whatever your design has already specified. What about insurance discounts on ICF buildings?+

Most Ontario insurers offer a 5–15% premium discount on ICF buildings — recognition of the 4-hour fire rating, wind resistance (Ontario SB-1 design loads handled comfortably), and reduced moisture/pest risk. Confirm specifics with your broker, but this is a real and permanent OpEx improvement that improves NOI for hold strategies. Worth modelling into your pro forma.

Do you cover the full Southern Ontario area?+

Core market is Simcoe County and the Georgian Bay region — Barrie, Midland, Penetanguishene, Tiny, Collingwood, Wasaga Beach, Blue Mountain, Springwater, Oro-Medonte, Orillia.
