Before They Call

Can you work with my existing build schedule?+

Yes. We coordinate around your project timeline and commit to start dates. If your schedule shifts, we work with you to adjust. We understand that in custom home building, delays cascade — we don’t create them. Most builders book us 6-10 weeks ahead for foundations; longer for full shells.

Do you carry WSIB and liability insurance?+

Yes. WSIB Clearance Certificate and Certificate of Insurance are provided before we mobilize on every project. If your builder agreement requires specific limits (typical $2M general liability), contact us before committing and we’ll confirm coverage matches your requirements.

What ICF brands do you work with?+

We supply and install all major Ontario ICF brands — Nudura, Amvic, Element ICF (the Logix successor since January 2025), IntegraSpec, Fox Blocks, SuperForm, Quad-Lock, and BuildBlock. If your client has a preference or your design specifies a particular system, we work with what you've chosen. We can also recommend what makes most sense for your project. Can you supply blocks only if my crew does the install?+

Yes. Supply-only is one of our standard service options. We source and deliver the right blocks for your project. We can also provide advice on quantities, layout, and any brand-specific details your crew needs to know before installation begins. We don't take responsibility for installations we didn't do, but we'll help you avoid common mistakes.

How do you handle 2024 Ontario Building Code compliance?+

Every ICFpro installation is built to meet 2024 OBC requirements (O. Reg. 163/24, in force since January 1, 2025). We understand SB-12 energy compliance (effective R-22 minimum walls in Zone 6), the new MVDS ventilation requirement, structural requirements per CSA A23.3, and the thermal barrier requirement for EPS foam. We’ve never used ICF before — do you help us understand it?+

Yes. If you’re a builder new to ICF, we walk you through what’s different from wood frame, what your trades need to know, and which details in the plans need attention before construction starts. We've helped many Simcoe County and Georgian Bay builders make the transition. Resources we recommend: cost analysis, code compliance, and structural overview.

Do you only do residential work or also commercial?+

Primarily residential custom homes, additions, garages, and small multi-unit (duplex, triplex). We've done some small commercial projects but our core market is custom residential. If your project is large commercial or industrial, we can advise on whether we're the right fit or point you toward a contractor better suited to that scale.

Where in Ontario do you work?+

Our core market is Simcoe County and the Georgian Bay region — Barrie, Midland, Penetanguishene, Tiny Township, Collingwood, Wasaga Beach, Blue Mountain, Springwater, Oro-Medonte. We also take select projects in Muskoka, the Kawarthas, and the GTA north (King, Aurora, Newmarket). Outside this immediate area, contact us with the project specifics and we'll tell you honestly if it fits.
