ICF vs Wood Frame Cost in Ontario:
The Real Difference on a Real House

Everybody wants to know how much more ICF costs than a stick-built house. The honest answer is less than you fear and more than the brochures say. Here is the math on an actual Ontario house, line by line.

The Short Answer

On a typical 2,500 sq ft Ontario custom home, building the full envelope in ICF instead of wood frame adds roughly $45,000 to $55,000, or about 3 to 7% of the total build. Wall for wall, ICF is about $18 to $22 more per square foot of finished floor area. Doing only the basement in ICF and framing above narrows the gap to about $10,000 to $25,000. What you get for it: walls around R-22 to R-25 with no thermal bridging, heating bills 25 to 40% lower, far less noise, and a house that does not rot.

Wall for Wall: the Per-Square-Foot Gap

Compare the right things. An ICF wall comes out of the ground insulated, air-sealed and ready for drywall and siding. A wood wall has to be framed, sheathed, wrapped, insulated, vapour-barriered and, under the 2024 OBC, often wrapped in exterior foam as well.

So the real gap is about $10 to $20 per square foot of wall against a wood wall built to the same energy level, not the $25 you see when someone compares ICF to a bare 2x6.

The Whole House: a Worked Example

Take a 2,500 sq ft two-storey home in Simcoe County with a full basement. It has roughly 1,750 sq ft of basement wall and about 2,600 sq ft of above-grade exterior wall.

The Middle Road: ICF Basement, Framed Above

A lot of our clients do exactly this. The basement is where ICF shines: dry, warm, quiet, and ready to finish without framing a single stud. Above grade, a well-built wood wall with exterior foam does a decent job.

What You Get Back

Heating

25 to 40% less than a comparable wood-frame house. In Simcoe County that is roughly $600 to $1,000 a year on a 2,500 sq ft home.

Quiet

STC 50 and up through the wall, against the mid-30s for a typical wood wall. Road noise and lawnmowers mostly disappear.

Strength and fire

A reinforced concrete wall with a 4-hour fire rating. Wood walls burn; concrete does not.

Less to rot

No studs to get wet in the walls. Fewer callbacks, fewer drafts, no nail pops from shrinking lumber.

Will the savings pay back $50,000? On heating alone, no, not quickly. Count heating, insurance, maintenance and a smaller furnace together and a long-term owner gets there in roughly 15 to 30 years. Most people choose ICF for the comfort and the quiet and treat the savings as the bonus. The full honest version is in is ICF worth it.

When Wood Frame Is the Smarter Call

  • You plan to sell within five or six years.
  • The budget is so tight that ICF would mean cheaper windows or no HRV. Spend on those first.
  • A cottage used only in summer.
  • A design full of tight curves and odd angles that will eat labour.
