ICF at Scale.
On Budget. On Schedule.
No Surprises.
You’re building multiple units or a significant structure and you need an ICF subcontractor who understands scope, respects deadlines and doesn’t create problems mid-project. ICFPro has been delivering ICF for developers across Southern Ontario for 45 years.
ICF Isn’t Just Better Building.
It’s Better Business.
ICF delivers higher building performance at a competitive lifecycle cost — and it’s increasingly what informed buyers and tenants expect. Here’s what it means for your development:
- ✓Units sell or rent on energy performance, quiet and comfort — all ICF strengths
- ✓Lower operating costs improve cap rates and long-term asset value
- ✓Superior fire resistance and structural strength reduce insurance costs
- ✓ICF construction can reduce total build time vs. conventional framing
- ✓Aligns with Ontario green building requirements and incentive programmes
- ✓Differentiated product in competitive markets — buyers notice the difference
Why ICF Makes Sense
for Your Development
Performance benchmarks that matter when you’re building at scale and selling or holding long-term.
Why Developers Choose
ICFPro as Their ICF Subcontractor
At scale, the right ICF crew is the difference between a project that runs and a project that bleeds.
Itemized quotes before you commit. You know exactly what you’re buying, what’s included, and what’s not — no change order surprises.
On multi-unit developments, schedule slippage compounds fast. We commit to dates and we hit them — your critical path stays intact.
We’ve built at scale — not just single homes. We understand the sequencing, coordination and quality requirements that multi-unit development demands.
If something in the plans creates an ICF issue, we flag it before mobilization — not after the pour. Early identification saves real money.
WSIB clearance and Certificate of Insurance provided before we mobilize. OBC-compliant installs on every project. Clean records for your lenders and lawyers.
One point of contact. You call, you get answers. No project coordinator relay, no voicemail loops. Decisions happen fast when they need to.
How an ICFPro
Developer Subcontract Works
Straightforward, documented, no surprises. Here’s what working with us looks like from first call to final handoff.
We discuss your project — unit count, structure type, timeline and budget parameters. Quick, no-obligation conversation.
Send us drawings. We review ICF details, flag any issues, and provide an itemized quote with no vague line items.
Written scope, confirmed start date, WSIB and insurance documentation. Everything in writing before we mobilize.
Experienced crew on site on the agreed date. We handle all ICF stages — stacking, bracing, bucks, and pour management.
We walk the finished work with your site team, confirm compliance, clean up and hand over. No open items, no callbacks.
The Wrong ICF Crew vs.
ICFPro on Your Development
When you’re developing multiple units, you can’t afford to babysit a subcontractor. ICFPro showed up prepared, executed cleanly, and communicated when anything came up. The schedule held, the walls were straight, and the inspections passed. That’s all I need from a crew.

Questions Developers Ask
Before They Call
Can you handle multi-unit or larger scale developments?+
Yes. We’ve worked on multi-unit residential and commercial ICF projects across Southern Ontario. If you’re building multiple units, a larger structure, or a phased development, contact us with the scope and we’ll confirm capacity and provide a detailed quote.
How do you handle change orders and scope changes?+
We document scope clearly upfront so change orders are rare. When changes do occur — design revisions, site conditions, added scope — we identify them immediately, provide a written change order with cost and schedule impact before proceeding. No surprises after the fact.
What documentation do you provide before mobilizing?+
Standard documentation includes a WSIB Clearance Certificate and Certificate of Insurance. For larger projects we can also provide a site safety plan, schedule documentation and any project-specific compliance records your lender or lawyer requires. Let us know your requirements before contract.
Can you work with our GC or site manager?+
Yes. We regularly work as a subcontractor within a larger project team. We coordinate directly with your GC, site superintendent or project manager — whoever is managing the schedule. We adapt to your site communication protocols and reporting requirements.
How far in advance should we involve you?+
The earlier the better. Involving us at the design stage allows us to flag ICF-specific details before they become costly construction issues. At minimum, get us involved when you have preliminary drawings — before the design is locked. We can review plans and provide input that saves money downstream.
Do you cover the full Simcoe County and Southern Ontario area?+
We’re based in Midland and serve Barrie, Collingwood, Wasaga Beach, Orillia, Penetanguishene and surrounding Simcoe County communities as standard. For larger developments further afield, contact us with the location and scope — we’ll confirm coverage and any mobilization considerations.
