ICF Block Prices in Canada 2026:
What the Forms Cost, and What They Don’t Include

You want a number per block. Fair enough. Here it is, by block size and core width, plus the part most price lists skip: the forms are only about a fifth of what an ICF wall costs once it is standing.

The Short Answer

In 2026, standard ICF forms in Canada run about $7.50 to $11 per square foot of wall. An 8-foot by 18-inch block (12 sq ft, Nudura style) is roughly $90 to $125 for 6- to 8-inch cores. A 4-foot by 16-inch block (5.33 sq ft, Amvic, Fox, Element and others) is about $35 to $55. Corners, brick ledge and thick-foam blocks cost more. Installed with concrete, steel, bracing and labour, an Ontario ICF wall lands around $42 to $55 per square foot of wall.

ICF Block Prices by Size and Core Width

First thing to know: there are two common block sizes in Canada, and comparing a price per block across them is like comparing the price of a case of beer to a six-pack. Always ask how many square feet of wall a block covers.

Those are 2026 material prices from Ontario dealers before tax and freight. A real check: a Canadian building supply chain lists an 8-inch Amvic R-30 straight block at about $45 this year, which sits right in the range above.

Why prices jump around

Order size, freight to your site, the season and the dealer all move the number. A full-house order usually gets 5–10% better pricing than a garage-sized one. Rural delivery north of Barrie can add a dollar or two per block.

Price Per Square Foot of Wall

Price per square foot of wall is the only fair way to compare brands. Our brand comparison has the full table. The short version for a standard 6-inch block:

On a typical basement, the gap between the cheapest and the dearest brand is a few thousand dollars. That is real money, but it is not the decision. Dealer support, delivery and what your crew knows how to stack matter more.

Corners, Brick Ledge and Other Specialty Blocks

A house is not one long straight wall, more is the pity. Every corner, ledge and top course uses a specialty block, and they cost more.

What the Block Price Does Not Include

Here is where people get surprised. You buy the blocks, then you find out the blocks are the easy part. A finished ICF wall also needs:

Concrete and Pump

About 1.4 to 1.9 cubic metres (m³) per 100 sq ft of 6- to 8-inch wall, plus a boom pump. Usually $4 to $7 per sq ft of wall.

Rebar

Horizontal and vertical steel per the drawings or engineer. Usually $1.50 to $2.50 per sq ft of wall.

Bracing and Scaffold

Alignment bracing every few feet, rented or owned. Roughly $1 to $2 per sq ft.

Bucks, Lintels and Labour

Window and door bucks, lintel steel, and the crew that stacks, steels, braces and pours. Labour is the biggest single slice.

The DIY trap

Buying blocks cheaply and stacking them yourself saves money until the first blowout. A bulged wall at 7 feet up with a pump truck idling is the most expensive hour in residential construction. If you go owner-builder, read can you install ICF yourself first.

How Many Blocks Do You Need?

Quick way to ballpark it:

  1. Measure the outside perimeter of the walls in feet.
  2. Multiply by the wall height to get square feet of wall.
  3. Subtract big openings (garage doors, patio doors) but not small windows.
  4. Divide by 12 for 8-foot blocks or 5.33 for 4-foot blocks.
  5. Add 5% for waste and cuts, then count corners separately.

Example: a 40 x 30 foot basement with 9-foot walls is 140 feet of perimeter, about 1,260 sq ft of wall. That is roughly 110 eight-foot blocks or 245 four-foot blocks, including a little waste. Do thicker cores cost much more?+

Each step up in core width adds roughly $8 to $15 per 8-foot block. The bigger cost of a thicker core is the extra concrete, not the form.

Can I buy ICF blocks at Home Depot or Rona?+

Some locations carry basic straight and corner blocks, but most Ontario projects buy through an ICF dealer who does the takeoff, delivers the full package and supplies bracing.
