What the Wall Really Delivers in Ontario

You will see ICF R-values from R-22 to R-50 on the internet, sometimes in the same article. Here is what a standard ICF wall actually gives you, why it outperforms a wood wall with a bigger number on the batt, and when it is worth paying for more foam.

The Short Answer

A standard ICF wall, with about 2-5/8 inches of EPS foam on each side, delivers roughly R-22 to R-25 effective. Because the foam is continuous and the wall is nearly airtight, that R-value holds up in real life, unlike a 2x6 wall with R-20 batts that gives you about R-15 to R-17 once the studs are counted. Thick-foam blocks reach about R-35 to R-40, and with inserts up to about R-48. For most Ontario homes, standard ICF already meets the 2024 OBC energy rules for walls.

Brands publish slightly different numbers, from about R-22 to R-23.7 for the standard block. The difference between brands is worth about 1 to 2% of your heating bill. Do not pick a brand on R-value alone. See our brand comparison.

Why an R-22 ICF Wall Beats an R-20 Batt Wall

Two reasons: studs and air.

Studs. About a quarter of a wood wall is wood, and wood is a poor insulator, roughly R-1.25 per inch. Heat walks straight through every stud, plate and header. That is why an R-20 batt wall tests closer to R-15 or R-17.

Air. Insulation only works if air is not moving through it. ICF homes in a 49-home field study tested around 1.0 to 1.26 air changes per hour at 50 Pa, against roughly 3 to 5 for typical wood frame. A leaky wall can lose more heat through air than through the insulation itself.

Plain English

An R-20 batt wall is like a good sweater with holes in the elbows. An ICF wall is a slightly thinner sweater with no holes.

Thermal Mass: the Part R-Value Does Not Measure

The concrete core stores heat and gives it back slowly. In spring and fall, when it is cold at night and warm in the day, the wall smooths out the swings so the furnace runs less. In winter the effect is smaller, but the house holds its temperature longer if the power goes out. People who move into ICF homes usually mention the even temperature before they mention the bills.

R-Value and the 2024 Ontario Building Code

Ontario's energy rules for houses are in Supplementary Standard SB-12. For most of southern Ontario the above-grade wall targets land around R-22 effective in the common compliance packages, and basement walls around R-20. A standard ICF wall meets those targets as-built, with no extra foam, framing or vapour barrier. Our ICF and the 2024 OBC guide covers the rest of the code.

Your designer still has to show the right number on the energy form. Make sure they use the ICF manufacturer's published value for your exact block, not a generic number.

When to Pay for More Foam

  • You are building to a net zero or passive house target. See ICF net zero homes.
  • You heat with electricity or propane, where every BTU costs more.
  • You are building in northern Ontario, where heating degree days are much higher.
  • You want a smaller heat pump to do the whole job without backup.

Thick-foam blocks cost roughly 40 to 60% more per block. On a typical house that is a few thousand dollars on the forms. Run the heat loss both ways before you decide; our sister site OntarioHeatLoss.ca does exactly that.

What is the R-value of an ICF wall?+

A standard ICF wall delivers about R-22 to R-25 effective. Thick-foam blocks reach about R-35 to R-40, and up to about R-48 with inserts.

Is ICF R-value better than wood frame?+

Yes in practice. A 2x6 wall with R-20 batts gives about R-15 to R-17 effective once the studs are counted. ICF foam is continuous, so R-22 stays close to R-22.

Does concrete add R-value?+

Very little. Concrete is about R-0.1 per inch. It helps through thermal mass, storing and releasing heat, rather than through R-value.

Does ICF meet Ontario code for wall insulation?+

For most of southern Ontario, a standard ICF wall meets the SB-12 wall targets without extra insulation. Northern Ontario and some compliance packages may call for more.

Should I upgrade to thick-foam ICF?+

Only if you are chasing net zero, heating with expensive fuel, building in the north, or sizing a heat pump to run without backup. For most homes standard ICF is the better value.
