What Lenders and Insurers Really Think
You have the plans, you have the ICF crew, and now the bank and the insurance broker want a word. Here is how ICF homes are treated by Ontario insurers, appraisers and construction lenders, and how to avoid the paperwork surprises.
Most Ontario insurers treat an ICF house as masonry or concrete construction, which can mean a lower premium, often in the 5 to 15% range, but it varies by company and some brokers simply do not ask. Appraisers usually value ICF homes on comparable sales, so the extra build cost is not always reflected in the appraisal. Construction lenders handle ICF the same as any custom build, but your draw schedule should reflect that the walls and insulation happen in one stage.
Home Insurance
Insurers price on risk, and a reinforced concrete house with a 4-hour fire-rated wall is a lower fire and wind risk than a wood one. Many companies classify ICF as concrete or masonry construction. Some give a discount; some do not distinguish at all.
- Tell your broker it is ICF, in writing, and ask them to quote it as concrete construction.
- Get two or three quotes. Discounts of 5 to 15% are common where they exist, but do not bank on them.
- Rural lots far from a fire hall often see the biggest difference, because fire risk drives the premium.
- The roof is still wood on most ICF houses. Concrete walls do not make the whole house fireproof.
Appraisals
Appraisers compare your house to recent sales nearby. In most Ontario towns there are few ICF sales, so the appraiser values the house like a well-built wood-frame home of the same size and finish. That can leave a gap between what you spent and what the appraisal says.
What helps: a short sheet describing the construction (wall assembly, R-value, airtightness test, HRV, warranty), the EnerGuide rating if you have one, and photos of the build. A good appraiser will note the quality; they are not allowed to make up comparables.

Construction Mortgages and Draws
Lenders release money in stages as the house goes up. On a wood-frame house, the walls, insulation and air sealing happen over several stages. On an ICF house, the structure and insulation land at once, early, and cost more at that point.
- Give the lender a cost breakdown that shows the ICF walls as a single larger item.
- Ask for the foundation and walls to be its own draw.
- Line up your ICF contractor’s payment schedule with the lender’s inspections.
- Keep the inspection reports and engineer’s letters; lenders like paper.
Resale
On higher-end homes, buyers who understand ICF will pay for it, and we have seen premiums in the $5,000 to $15,000 range on some sales. On average houses, most buyers care more about the kitchen. Build ICF because you want to live in it, not because you expect a flip profit.
