Permits, Fees, Design and HST

  • Building permit: usually a few dollars per square foot, set by each municipality.
  • Development charges: vary hugely by town. Some rural townships are modest; urban areas can be tens of thousands.
  • Design and drawings: commonly $8,000 to $30,000 for a custom home.
  • Engineering, heat loss, energy and ventilation design: roughly $3,000 to $8,000.
  • HST: 13% on most of it. Owner-builders and buyers of new homes may qualify for partial rebates; check before you assume.
  • Contingency: carry 10% for the things nobody saw coming.
