Rock, Lakes and Long Winters
From Orillia up through Washago, Gravenhurst, Bracebridge and Huntsville, the land changes from farm fields to Canadian Shield. So do the building problems. Here is what to know about building ICF in this stretch of Ontario, from a crew based just across the bay in Tiny Township.
North of Orillia you meet the Canadian Shield: rock close to the surface, lakes everywhere, and some of the coldest design temperatures in southern Ontario, about -25 C in Orillia and -26 C in Muskoka. That means blasting or stepped footings on rock, careful drainage, waterfront rules, and heating systems sized for real cold. ICF handles all of it well. Each Muskoka town has its own building department, and Orillia has its own permit process.
The Land: Farm to Shield
Orillia and Oro-Medonte sit mostly on glacial soils, sand and clay, with the Oro moraine adding hills. Foundations here look like the rest of Simcoe County.
Washago, Severn and north is where the rock starts. Lots can go from soil to granite within a few metres. Stepped footings and blasting become normal, and ICF’s ability to follow a stepped footing is a real advantage.
Muskoka is rock, lakes and long driveways. Access, logistics and drainage along the rock face drive cost as much as the house does.
Design Temperatures and Heating
Under the Ontario Building Code climate data, Orillia designs to about -25 C and Muskoka towns to about -26 C. A house built for Toronto’s -18 C would be undersized here. Building Departments
- City of Orillia has its own building department and online permit process.
- Township of Severn covers Washago, Coldwater and the area between Orillia and Muskoka.
- District of Muskoka is split into six area municipalities, each with its own building department: Gravenhurst, Bracebridge, Huntsville, Lake of Bays, Muskoka Lakes and Georgian Bay Township.
Ask each one early about septic, waterfront setbacks and any site plan requirements.
