The Questions People Ask Before They Call
These are the questions I hear every week, answered the way I would answer them on the phone. No sales pitch, no “it depends” without telling you what it depends on.
What Does an ICF Wall Cost in 2026?
Installed ICF walls in Ontario mostly land at $42-55 per square foot of wall below grade and $42-52 above grade. That is wall area, not floor area. A wall 100 feet around and 9 feet tall is 900 square feet of wall.
Where you land in that range depends on corners, openings, wall height, core size and how easy the site is to reach with a pump truck. The free estimator does the arithmetic for you in about a minute.
Can You Pour ICF in Winter?
Yes. We have poured ICF walls with snow on the ground many times; there are photos on our projects page. The foam keeps the concrete warm while it cures, which open forms cannot do.
Winter still needs care: heated concrete from the plant, covered wall tops, and never pouring onto frozen footings or frozen ground. When pours go below freezing, plan for 10-20% extra on the winter heat and hoarding lines. A quote that says nothing about winter is a quote that will surprise you in January.
Why Are My ICF Quotes So Different?
Usually because they are not pricing the same job. One includes the footing, one does not. One has the pump truck and bracing, one leaves them out. One prices per square foot of floor, which tells you nothing about walls.
- Ask every contractor for the wall area in square feet and how they measured it.
- Ask what is NOT included: footing, waterproofing, bucks, bracing, pump, winter heat.
- Add the missing items to each quote, then divide by the wall area.

How Do Payments Work?
Here is exactly how we bill an ICF job, so there are no surprises:
- 10% when you sign. That books your spot and lets us order.
- 40% when the material is delivered to your site. You can walk out and count the block.
- 40% before the pour. Walls stacked, braced, steel in, ready for concrete.
- The last 10% is held back the way the Ontario Construction Act says it should be, and released when the lien period is over.
Why so much before the pour? Because on an ICF job most of the money is the block, the steel and the labour to stack it, and all of that is sitting on your lot before the concrete truck shows up. You are paying for what you can see. If you are building with a construction mortgage, talk to your bank early so their draws line up with these stages.
What Warranty Do You Give?
We give a 7-year materials and workmanship warranty. We are a Tarion-approved builder, a Certified ICF Builder and a Certified Green Builder, and we have been pouring ICF since 1995.

Do I Need an Engineer?
Your drawings need a qualified designer (BCIN) or an engineer either way. An ICF house that falls outside the Part 9 limits of the Ontario Building Code needs an engineer’s design, and so do tall walls, big openings and retaining or pool walls. Your designer and your building department will tell you which side of the line you are on, and I am happy to look at the plans first and tell you what I see.
Will the House Be Too Tight?
An ICF house is tight; that is the point. Tight houses need mechanical fresh air, so plan for an HRV or ERV. Without one you trade drafts for stale air and condensation on the windows. With one, you get fresh air on purpose instead of by accident.
What Waterproofing Goes on ICF?
Only membranes approved for foam. Solvent-based products melt EPS, and that is an expensive lesson to learn after backfill. Ask which product is going on, and ask to see it on the wall before the dirt goes back.
Can I Do the ICF Myself?
Plenty of owner-builders stack their own block. The parts to get help with are bracing, alignment and the pour itself, because a blowout or a wall out of plumb is very hard to fix once the concrete sets. Read our page for owner-builders to see how we help on just the parts you want.
Do You Take Small Jobs?
Yes. But every ICF job is a big job: the same crew, the same bracing, the same pump truck and the same inspections whether it is a garage or a house. So our minimum is $20,000. Below that, the setup costs eat the job.
A garage, a frost wall, a small addition or a retaining wall usually clears that easily. Run it through the estimator and you will know in a minute.
How Far Ahead Are You Booked?
Small jobs we can usually schedule in a couple of weeks. A custom home is usually 1 to 2 months out.
When Can I Reach You?
We are open Monday to Friday, 8 a.m. to 5 p.m. Weekends we are closed, but if you cannot make it during the week we will meet you on a weekend. Just ask.
