Adding On Without Adding a Draft
An addition is a chance to build one part of the house properly. ICF works well for additions, especially when there is a basement or a garage underneath. Here is how it ties into the old house, what it costs, and the permit side in Simcoe County.
ICF works for basement and foundation additions, garage additions, sunrooms and family rooms and second-storey additions over an ICF garage. The tricky part is the connection to the existing house: matching floor heights, tying in foundations, flashing the joint and blending the exterior. Where ICF Makes Sense in an Addition
Additions with a basement

Tying Into the Existing House
- Foundations. The new footing sits on undisturbed soil beside the old one, often doweled in. Do not undermine the existing footing when you dig.
- One-sided forms can pour against an existing foundation where needed.
- Floor heights. Match the existing floor so you do not end up with a step in the hallway. Plan the ICF wall height around the floor system.
- The joint. Flash, seal and insulate the line between old and new. That is where water and air get in.
- Exterior. ICF takes any siding, brick or stone, so the addition can match the house.
