ICF Walkout Basements:
Getting the Slope, the Steel and the Light Right

A walkout basement turns a sloped lot into a bonus storey with daylight. It also turns a simple foundation into a stepped, partly-retaining, window-filled engineering puzzle. ICF handles it well, as long as the details are worked out on paper first.

The Short Answer

In a walkout, the back wall is mostly above grade with big openings, the side walls step down the slope, and the front wall holds back the full height of soil. That means stepped footings, engineered lintels over large openings, extra steel in the walls retaining soil and careful drainage on the uphill side. In 2026 an ICF walkout foundation for a 2,000 sq ft footprint typically costs about $66,000 to $88,000 for the walls, and $115,000 to $160,000 for the whole foundation.

How a Walkout Foundation Works

Picture the house on a hill. The uphill wall is a full basement wall with soil to the top. The two side walls step down, following the slope. The downhill wall is mostly above ground, full of patio doors and windows. Each wall does a different job, and the footings step down in increments to follow the grade.

Openings, Lintels and Steel

  • Big openings on the walkout wall need lintels designed for the span and the load above. See ICF lintel design.
  • Short wall sections between big openings act like columns and often need extra vertical steel.
  • The side walls hold back soil on a slope, which pushes unevenly. Extra horizontal steel is common.
  • Engineering is usually required because walkouts often fall outside the simple code tables. See when you need an engineer.

Sloped Lot?

Send us the survey with grades and your plans. We will look at the walkout before the engineer does, so the design is buildable and not just drawable.

Drainage on the Uphill Side

Water runs downhill, straight at your uphill wall. Plan for full-height waterproofing and drainage board on the buried walls, weeping tile that drains to daylight on the low side if possible, and surface grading or a swale that steers water around the house. See ICF waterproofing.

What It Costs

For a walkout under a 2,000 sq ft footprint, about 1,500 sq ft of stepped ICF wall typically runs $66,000 to $88,000 in 2026, and the full foundation with excavation, footings, drainage and slab $115,000 to $160,000. That is in line with our ICF foundation guide. Rock, poor soils and very large glass walls push it higher.

Design Tips

  1. Get a topographic survey before you design. Guessing the grades is how stairs end up in the wrong place.
  2. Keep the step-downs in the side walls to standard block heights.
  3. Stack openings above openings where possible so loads come straight down.
  4. Think about the deck: ledgers fastened properly to the concrete, not the foam.
  5. Put radiant in the walkout slab. It is the room you will live in most.

Questions We Get

Can you build a walkout basement with ICF?+

Yes. ICF handles the stepped walls, large openings and soil retention of a walkout well. It usually needs engineering for the lintels and the walls holding back the slope.

How much does an ICF walkout basement cost?+

For a 2,000 sq ft footprint, the stepped ICF walls typically cost $66,000 to $88,000 in 2026 and the complete foundation $115,000 to $160,000.

Does a walkout basement need an engineer?+

Usually. Large openings, stepped walls and soil retaining conditions often fall outside the simple code tables.

How do you keep a walkout basement dry?+

Full-height waterproofing and drainage board on the buried walls, weeping tile drained to daylight on the low side where possible, and grading that steers surface water around the house.
