Rules and Servicing

  • Municipal zoning sets size, height, setbacks and lot coverage.
  • Fire access: a clear path for firefighters from the street to the suite is commonly required.
  • Servicing: municipal water and sewer capacity, or septic and well capacity on rural lots.
  • Building permit with full drawings, heat loss and ventilation design.
  • Some municipalities restrict severing the suite or renting both units short-term.
