What does an ICF custom home cost compared to wood frame?+
ICF construction typically adds 5–15% to the structural cost over wood frame. However, this premium is partially or fully offset by savings on mechanical systems (smaller HVAC because the envelope performs so well), reduced long-term energy costs (up to 50% lower), lower maintenance over the life of the home, and higher resale value. Most clients find the premium modest relative to the total cost of a custom home and the lifetime value delivered.
Can I design the home exactly the way I want with ICF?+
Yes. ICF is fully compatible with any architectural style and design. Large windows, open spans, complex rooflines, contemporary and traditional styles — ICF accommodates all of them. The structural design may differ slightly from wood frame in terms of how openings and spans are handled, but there are no meaningful design constraints. What you can build in wood frame, you can build in ICF.
How long does it take to build an ICF custom home?+
Timeline depends on size and complexity. ICF construction itself is comparable to conventional framing in time — sometimes faster for above-grade walls. The overall build timeline for a custom home is driven by design, permitting, mechanical systems and finishes, not the ICF work itself. A typical custom home runs 12–18 months from groundbreaking to occupancy, with ICF often being one of the faster phases.
